Working the Market: A Look at St. Charles Parish Real Estate in October 2026

October 2026 Housing Market Update | Brandy Nichols Realty

If there's one thing I've learned over the years in real estate, it's that you can't judge the entire housing market by one headline, one neighborhood, or even one month's worth of sales.

And here in St. Charles Parish, that's especially true!

As we move further into October, homes are continuing to sell throughout the parish, but the activity looks a little different depending on where you're looking. Some properties are moving quickly, others are taking a little more time, and well-positioned homes are continuing to attract buyer interest.

I've been digging into the latest MLS numbers, and there are a few things I thought were worth sharing.

Let's Talk Numbers!

Over the past 90 days, 108 residential properties have sold throughout St. Charles Parish. As of October 13, 2026, another 157 properties are actively listed for sale.

Here's a look at where things stand:

One thing I found interesting is how close the average asking price of homes currently on the market is to the average price of homes that have recently sold.

We're looking at $308,142 for active listings compared to $310,009 for closed sales over the past 90 days.

Now, those aren't necessarily the same types of properties, so I wouldn't use that comparison alone to determine where prices are headed. But it's an interesting piece of the picture when we're looking at the overall market.

Pricing It Right From the Beginning Matters

One thing I always stress when talking with sellers is the importance of pricing a home correctly from the very beginning.

When a home first hits the market, it's getting fresh attention from buyers who have been watching and waiting for new listings. That initial exposure is valuable, and I want my sellers to make the most of it.

Looking at the past 90 days in St. Charles Parish, 58 of the 108 residential properties that closed sold at or above their reported list price. That's approximately 54%.

Across all closed sales, the combined sold prices represented about 98.1% of the combined reported list prices.

Now, there's more to every transaction than just the price you see recorded in the MLS. Those numbers don't tell us every detail of the agreements made between buyers and sellers.

But here's what I really want sellers to understand: pricing isn't about starting high just to see what happens. It's about knowing your competition and positioning your home correctly from day one.

I spend a lot of time looking at what's currently available, what's recently sold, and how those properties compare. That information helps me recommend a price that's supported by the market, rather than simply choosing a number and hoping buyers respond.

And while price adjustments are sometimes necessary, I'd much rather have a thoughtful pricing strategy in place before that first showing than spend weeks trying to figure out why a home isn't getting the attention we expected.

A Little Something Different From Town to Town

One thing about St. Charles Parish is that the real estate market can look completely different from one community to the next.

And the latest numbers really show that.

Luling and Destrehan accounted for 77 of the 108 residential closings over the past 90 days. That's a little over 71% of the parish's closed sales.

Hahnville, on the other hand, currently has 14 active listings compared with just two closings during the same period. Boutte has eight active listings and two recent closings.

Now, that doesn't mean homes aren't selling in those communities or that one area is necessarily doing better than another.

But it does show how different the activity can be.

And even within the same town, I see a difference depending on the price range. A home listed at $250,000 may be getting plenty of attention while a home in the $400,000 range is experiencing something completely different.

That's why I like to dig a little deeper into what's actually happening instead of relying on the parish-wide numbers alone.

Some Homes Sell Quickly. Others Take a Little More Time.

Across St. Charles Parish, homes that closed during the past 90 days spent an average of 71 days on the market.

Here's how a few communities compared:

These are averages for recently closed properties, and the number of sales varies by community.

I've seen homes attract interest almost immediately, while others need more time to find the right buyer.

When I'm looking at a property that's been sitting on the market, I want to know what's happening around it.

Have similar homes gone under contract? Are buyers touring properties in that price range? Has new competition come on the market? How does the condition compare?

Those are the kinds of details I pay attention to every day.

There's a Reason I'm Always Out Looking at Houses!

If you've ever wondered why I spend so much time looking at houses, there's actually a reason behind it!

I make an effort to get inside as many newly listed homes as I can. Not just the ones my buyers are interested in, but homes throughout the communities where I work.

I want to see what sellers are asking, what kind of condition the properties are in, what updates have been made, and how those homes compare with others I've already seen.

Pictures are great, and the MLS gives us a tremendous amount of information, but there's something different about walking through a property yourself.

Sometimes a home looks fantastic online, but when you get there, you notice things the photos didn't show. Other times, you walk into a house and realize it has features or a layout that really stand out.

And believe me, when you've walked through enough houses, you start remembering those little details!

That experience comes in handy when I'm helping a seller evaluate their competition or a buyer compare properties.

I don't just want to know what's listed and what's sold. I want to know the properties behind those numbers.

That's what I mean when I talk about working the market!

So, Where Does That Leave Us This Fall?

As we head into the final months of 2026, I'll continue keeping a close eye on inventory, pricing, and buyer activity throughout St. Charles Parish.

For homeowners thinking about selling a home in St. Charles Parish, understanding what's happening in your particular neighborhood and price range deserves attention.

And if you're buying a home in St. Charles Parish, whether you're looking at homes for sale in Luling, exploring real estate in Destrehan, Louisiana, or considering Hahnville, Boutte, or Des Allemands, knowing how a property compares with recent sales and current listings can make a difference.

The market is active, but it's certainly not moving at the same pace everywhere.

And that's part of what keeps my job interesting!

If you've been wondering what homes are selling for in your neighborhood, what your home might be worth, or whether now is a good time to make a move, give me a call!

I'm always happy to talk real estate, answer questions, or share what I'm seeing in the market. And remember, I'm never too busy to help!
