Can AI Replace a Realtor? Here's What Homeowners Should Know

Technology has changed the way we buy and sell homes. Today, you can look up your home's estimated value, research recent sales, explore homes for sale, and even ask AI for real estate advice, all within minutes.

And honestly, having that information at your fingertips is a great thing!

But with so many tools available, it's fair to wonder: How much of the home-selling process can technology actually replace?

While AI and online resources can provide valuable information, there's a big difference between having access to data and knowing how to use it to make important real estate decisions.

Especially when you're selling one of your largest financial assets.

What AI Can't See About Your Home

Let's start with something many homeowners have probably tried: looking up their home's Zestimate.

I recently checked the Zestimate on my own home, and it was more than $150,000 below what I believe my home is worth based on my knowledge of the property and our local market.

That's a pretty significant difference!

Now, that doesn't mean every online estimate is inaccurate. These tools can be helpful starting points, but they don't always have the full picture.

Think about two homes in Luling, Louisiana, with similar square footage and floor plans. One may have a recently renovated kitchen, updated systems, and a well-maintained interior, while the other hasn't been updated in years.

Those differences can affect what buyers are willing to pay.

And even within St. Charles Parish, market conditions can vary between communities like Luling, Destrehan, and Hahnville.

That's why determining a home's value involves more than an automated estimate. It takes an understanding of the property itself, comparable sales, and what's happening in the local market.

AI can give you a number. A knowledgeable Realtor can help you understand what that number actually means for your home.

The Value of Experience Goes Beyond Pricing

But determining a home's value is just one part of the selling process.

I recently came across an article from Keeping Current Matters titled Selling Without an Agent May Cost You More Than You Think, and it highlighted something worth considering.

According to the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, the median selling price for agent-assisted homes was $425,000, compared to $360,000 for homes sold without an agent.

That's a $65,000 difference.

Of course, that doesn't mean hiring a Realtor automatically adds $65,000 to your home's value. These sales can involve different types of properties and circumstances, including transactions between people who already know each other.

But it does highlight why professional representation is worth considering when making decisions about selling your home.

A Realtor's role goes well beyond suggesting an asking price or putting a property in the MLS.

There's preparing the home for the market, creating a marketing strategy, reaching potential buyers, evaluating offers, negotiating terms, and managing the many details that come up between listing and closing.

And while technology can help with parts of that process, it doesn't replace the judgment and experience needed when decisions become more complicated.

Some Things Still Need a Human Touch

Here's a good example.

Let's say you receive two offers on your home. One is at full asking price but requests $10,000 in seller concessions. The other is $5,000 below asking price with no concessions.

Which one would you choose?

At first glance, the full-price offer may seem like the obvious choice. But assuming the other terms and expenses are equal, the second offer could actually leave you with $5,000 more.

Now consider everything else that can happen during a transaction.

What if an inspection reveals an unexpected issue? What if the appraisal comes in lower than the agreed-upon purchase price? What if a buyer's financing changes just before closing?

These situations require more than pulling up information online.

They require communication, negotiation, problem-solving, and an understanding of the options available to everyone involved.

That's where having an experienced professional guiding the process can be valuable.

And in today's market, where buyers may have more options and are taking a closer look at the properties they're considering, the right preparation, marketing, and negotiation strategy can make a difference.

Technology Is a Tool. Your Realtor Is Your Resource.

I'm not against AI. In fact, I think technology has made some parts of real estate easier and more accessible for everyone.

But I also believe there's something technology can't replace: the experience of someone who understands your home, your local market, and your individual goals.

When I'm helping someone with selling a home in St. Charles Parish, I'm not simply looking at numbers on a screen.

I'm walking through the property, understanding its features, studying the competition, listening to what matters most to the seller, and helping them make informed decisions throughout the process.

Whether you're researching homes for sale in Destrehan, exploring real estate in Luling, Louisiana, or wondering what your own property might be worth, online tools can be a great place to begin.

But when it's time to make important decisions, having someone who knows how to turn that information into a strategy matters.

If you're curious about your home's value or considering selling in St. Charles Parish and the surrounding River Parishes, I'd be happy to help.

I offer complimentary home valuations, where we can take a closer look at your property, review current market conditions, and discuss what your home could realistically sell for.

No pressure to list. Just local insight, honest conversations, and information to help you decide what's right for you.
