When you're looking at a home, it's easy to focus on the things you can see. The kitchen, the layout, the backyard, the updates.
But in St. Charles Parish, there's something sitting right over your head that can have a much bigger impact on the purchase than you might expect: the roof.
And I learned that firsthand.
The 17-Year-Old Roof That Changed the Deal
I was looking at an investment property that had a 17-year-old roof. The roof wasn't necessarily what caught my attention when I first considered the property, but it quickly became a major factor once I started looking into homeowners insurance.
I couldn't find an insurance company willing to insure the home with that roof.
That completely changed how I had to look at the property. Now a potential roof replacement had to become part of the numbers and part of my decision about whether the investment still made sense.
It's a good example of something buyers in Louisiana need to understand: a roof doesn't have to be actively leaking to become an issue during a real estate transaction.
Insurance companies have their own underwriting guidelines, and roof age, condition, material, and other property-specific factors can affect whether a carrier will offer coverage.
There isn't one magic roof age that applies to every insurance company, which is exactly why it's important to investigate early.
Buying a Home? Don't Wait to Ask About the Roof
If you're buying a home in St. Charles Parish, finding out the age of the roof should be part of your early due diligence.
Ask when it was installed and whether the seller has documentation, permits, invoices, warranties, or information about previous repairs.
Then take that information to your insurance professional.
Getting an insurance quote early can help you understand the property more clearly before you're too far into the process. A home might look great at its asking price, but if the roof creates an insurance issue or needs to be replaced sooner than expected, that could change your overall budget.
That's something to keep in mind whether you're browsing homes for sale in Luling, looking in Destrehan, or considering another community in St. Charles Parish.
Where Does a FORTIFIED Roof Fit In?
This is also where you may hear the term FORTIFIED Roof.
A FORTIFIED Roof isn't simply a newer roof. It's a roofing standard developed by the Insurance Institute for Business & Home Safety (IBHS) with specific requirements designed to help a roof better withstand severe weather.
Louisiana has put additional attention on FORTIFIED construction through the Louisiana Fortify Homes Program, which offers eligible homeowners grants of up to $10,000 toward qualifying upgrades. St. Charles Parish is one of the eligible parishes.
The most recent 2026 grant lottery has closed, but the Louisiana Department of Insurance says additional rounds will be announced.
Louisiana also has a separate FORTIFIED Roof Tax Credit for qualifying homeowners who pay for eligible upgrades themselves. For roofs certified in 2026, applications for that credit begin January 1, 2027.
These programs have specific eligibility requirements, so homeowners should review the current rules and speak with the appropriate insurance, roofing, and tax professionals before beginning work.
Selling? Get Your Roof Information Together
If you're selling a home in St. Charles Parish, knowing the details about your roof can help you prepare for questions that may come up during the transaction.
If you've replaced it, gather any permits, invoices, warranties, and FORTIFIED documentation you have. If repairs were made after a storm, keep those records available too.
You don't need to assume an older roof automatically means you have to replace it before selling. Every property and transaction is different. The goal is simply to know what you have so you aren't caught off guard later.
